The house was refurbished in 2008 to a very good standard, including new electrics, plumbing, plastering, bathrooms and kitchen. Retaining as many of it's period features as possible but also making it a very comfortable home with all modern conveniences. Located 2 minutes walk from the centre of Cessenon Sur Orb, it is only a stones throw to all the shops, bars, restaurants, bank, post office etc.,

The house was built from stone around the mid 19th Century as a Vignerons (Wine Growers) House and offers a total of 154m2 living space. The living accommodation is split over 3 levels and consists of the entrance hall on the ground floor, large lounge & kitchen/diner plus shaded courtyard on the first floor. Three/four double bedrooms, the main bathroom with WC and also a seperate WC on the second floor and on the third floor, a 34m2 summer lounge/bedroom 4 with bed settee, en suite shower room and large private 20m2 south facing roof terrace which is not overlooked.

Starting on the ground floor, you enter the house through it's original ornate 19th Century double wooden doors into the entrance hall with it's wonderful original 19th Century patterned cement floor tiles and original Languedocienne staircase. Off the entrance hall is a door leading to the garage.

Moving up to the first floor, the original 19th Century door directly in front of you leads through to the large living area and the door on the right to the kitchen/diner. The living area which is at the front of the house is very spacious, light and airy. It retains its original exposed oak beams and working black marble fireplace. There are also views of the 12th century Cathar tower from the living room windows.

At the rear of the first floor is located the modern fitted kitchen/diner also with exposed oak beams. The kitchen has every modern convenience you would need, including a large stainless steel range cooker, dishwasher, microwave and fridge freezer. The dining table is large enough to seat 6 people (up to 10 if chairs are used from other parts of the house). There are two steps leading up to French doors which lead out on to the courtyard. The courtyard is bright, yet shaded to protect you from the heat of the summer sun. There is further dining and BBQ space in the courtyard.

Moving up to the second floor, there are two double bedrooms, 1 twin bedroom with 2 single beds (could be another double) and the main family sized bathroom. The bathroom consists of a beautiful free standing bath with floor mounted tap, a walk in shower, hand basin and WC. There is also another separate WC with hand basin on this floor. All three bedrooms have original 19th Century doors, exposed beams, period floor tiles and good sized built in storage.

Onwards to the third and final floor is the large 34m2 summer lounge with exposed beams and en suite shower room. This room also has a double bed settee so could be used as a 4th bedroom if required. Directly off the summer lounge you have the large 20m2 south facing private Roof Terrace that is not overlooked and has fantastic views over the hills behind Cessenon Sur Orb. Walking out on to the terrace, there are two retractable parasols, seating, dining table and a bench that can seat up to an additional six people. A fantastic spot to enjoy breakfast, sunbath during the day or admire the night sky with a glass of the excellent local wine!
